SPRING CLEAN YOUR ROOF, DRAINS AND BOILER!!

In view of the current economic climate, many of today's property owners have sought to improve, before considering a house move. And, Spring presents the perfect time to freshen up your property, whether you opt for a redecoration or a full refurbishment.

Leading London-based property maintenance company, Aspect Maintenance, provides property owners with its top tips on how to maintain the gas, electrics, plumbing or roof of their properties. The tips are designed for homeowners to create money savings, retain their property's value and to be more environmentally friendly. William Davies, managing director of Aspect Maintenance, commented: "As we come into the Spring and Summer months, people will spend several thousands of pounds making their homes look nice, yet they fail to consider the important workings of a property such as the plumbing or electrics. Spending time on these now will help safeguard against any nasty maintenance surprises once the cold weather and rain return.”

Aspect Maintenance's top ten tips:

  1. Get your boiler serviced. Don’t wait for the winter to set in before you have your boiler serviced. The earlier you do it, the easier it will be to find an engineer, and the price is also likely less in the spring and summer months, due to less demand.
  2. Consider upgrading your boiler - some of today’s energy efficient boilers can provide up to 30% savings on gas bills. Upgrading your systems will not only create cost savings, but will also help to avoid unnecessary call outs. If you do have a boiler upgrade, be sure to ask for the relevant installation certificate and try to use a company that will provide extended warranties due to their association with the major manufacturers.
  3. Take this opportunity to ensure you know where your stop cock is, and also where your main isolation valves are. If you are using a combi boiler, then again, you should know how to turn these valves on and off. This is particularly important if you have any long summer holidays booked – avoid potential flooding!
  4. Observe your roof - stand back and look for missing tiles, check the flashings to the chimney look intact. Check the guttering looks clear with no missing sections.
  5. If pebbles, moss and vegetation build up on your roof, then spring and summer are a better time to try and clear them.
  6. Get an electric check from a qualified electrician to make sure that your property’s electrics are safe and in a satisfactory condition. New IEE Wiring Regulations were issued on 1st January 2008 and come into effect on 1st July 2008, which affects domestic properties.
  7. Replace light bulbs with energy saving light bulbs. Don’t forget you can use energy saving light bulbs on side lamps as well as main lights and outdoor lights. Work towards saving your pennies, and the environment.
  8. Take this opportunity to check how well your pipes are insulated. You should inspect these for frost protection and also for heat loss. Pipes not properly insulated will either lose heat too quickly, or could be liable to burst in the colder months.
  9. Ensure you know where your consumer unit (fuse box) is and you know how to isolate it in an emergency.<
  10. Spring clean your drains from inside and do an external check to ensure there aren’t any blockages.
